Township Certificates
Every town will require at least one or more certificates. The application is usually a nominal fee, but the cost of making any repairs to meet township requirements can be substantial.
Legal Fees
As with any professional service, you will pay a lawyer for their legal representation. Usually real estate lawyers offer a flat rate, which helps you to know what you can expect to pay.
Commissions
Most often, you will benefit from listing your home with an experience and licensed Realtor. These commission are always negotiable, but remember, you get what you pay for. Most good Realtors work hard to earn their commissions.
Mortgages/Liens
To pass clear title at closing, any mortgages and/or liens on your property will need to be satisfied. Order these payoffs in advance, so you can estimate your proceeds.
Repairs / Credits
Many times, once a Buyer performs their inspections, you and the Buyer will negotiate through your lawyer to work our necessary repairs and/or credits. While all of these are negotiable, it is a great idea to plan for the unexpected.
